Who We Are
Marco Bario founded Porch Swing Funding in 2017 after making a full pivot from a career in Hollywood film and television into real estate investing. He discovered the note space, recognized it for what it was, and has been buying notes ever since. Marco is the customer-facing partner. When you reach out to Porch Swing Funding, you are talking to him. He brings the note investing experience, handles acquisitions and deal structuring, and is the one walking alongside you throughout the process.
A few years ago, Tracy Neill joined Marco as a partner, and the business is stronger for it. Tracy runs operations, finance, and administration – the work that keeps every transaction moving cleanly and every commitment kept on time.
Marco publishes Seller Financing Sunday, recognized as the Best Note Industry Newsletter at the NoteInvestor.com Best of Notes in 2025. He co-leads Nothing but Notes, the sole note investing focus group for COREE, REIAGC, and NCREIA that has won Best Local REIA Note Investing and Buying Sub Group at the NoteInvestor.com Best of Notes for two consecutive years. And he co-leads Mid-Maryland Real Estate Investors which brings together investors from across Frederick County, Maryland and the surrounding areas for in-person networking, learning, and growth.

Getting a quote costs nothing and takes a few minutes. You share some basic information about your note, and we get back to you with an offer. You are never obligated to move forward.
If you decide to sell, we handle everything from there. We order the title report, arrange the appraisal, and cover the closing costs. Most note sales close in about 30 days. We keep you informed at every step and make sure the transition is smooth for your borrower as well.
We also offer partial purchases for note holders who want to take some cash now and continue collecting the remainder later. If that option makes sense for your situation, we will walk you through how it works.
